The Villa Tavern is an impressive detached red bricked Victorian pub dating back to 1925. Situated a short walk from Aston station and Lichfield Road, it is equally easily accessible from the city centre. The pub is located a few minutes’ walk from Aston Villa Football Club and surrounded by local housing.

Pub Layout

The pub is situated on a busy crossroads with great curb appeal. The pub has three distinctive areas with the main bar oozing character with traditional seating, large windows, and a well-stocked bar. The small snug provides additional seating and at present is under utilised. The function room has its own bar, it’s spacious with a light and airy feel, this space could be maximized through events and weekly groups. Externally there is an enclosed paved space which is a fantastic addition on match days and in addition to this, it also has its own outside bar. The car park is of a good size and is accessed for coaches on match days.

The Villa Tavern is a fantastic pub with strong links to Aston Villa Football Club, with the pub coming alive on match days. It is predominantly drinks orientated with a vast range of lagers and cider however there is an opportunity for the new licensee to introduce a range of cask ale.  There is a small food prep area that is under utilised and at present only offers snacks so there is lots of scope to offer a small food offer to appeal to locals and the avid football fans on matchdays. Although there are no weekly events a new licensee should maximize the weekdays with quizzes and entertainment.

The Villa Tavern has a great and loyal following from the Aston Villa football fans, but there is clear potential to attract more of the local community in the surrounding houses. By providing for their needs, the Villa Tavern could become a fantastic entertainment bar with weekly events such as open mic nights, jam nights, quiz nights, televised sport and live music. Regular promotions on core brands could provide a value offer at key times to entice customers in as well as promoting exciting craft brands and continental beers to offer a point of difference. The licensee should also make sure they continue to provide a warm welcome to their existing customer base and should be willing and able to provide an offer that caters for both Football fans and locals. The licensee will need to be able to provide a friendly face behind the bar, in a busy and vibrant pub. They’ll need bags of energy and should also be able to identify opportunities to drive trade through events and activities and to be able to promote these well on social media platforms.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
