The Take A Gander is an attractive destination dining pub situated in the village of Burringham, on the banks of the River Trent and approximately four miles west of Scunthorpe. With its popular food offer the pub pulls trade from all surrounding villages and towns, as well as walkers and cyclists enjoying riverside outings.

Pub Layout

The pub sits on a large plot on the edge of the village, with lovely views out over the river. Internally the pub offers a large dining room capable of housing up to 60 diners, with its own bar servery, beautiful large open fire place and high standard of decoration with feature open timber beamed ceilings. In addition to the main dining area, customers can enjoy a small snug room popular with the locals and dog walkers, and a lounge bar which doubles as a function room. To the rear of the property is an enclosed beer garden with terrace, which can be accessed from the main dining room. As expected for a dining destination venue the site has a good sized, well-equipped catering kitchen and ample parking for up to 40 cars.

Trading Style

The Take a Gander is a destination dining venue with a good reputation and strong social media scores for its food offer. Currently the trade is split 60/40 in favour of food and this is the level of trade we would generally expect the pub to maintain. As well as the food offer this is a community village pub with a strong regular trade, and the added benefit of being able to host functions. The current operators regularly cater for functions ranging from birthday celebrations to weddings, and this provides a welcome boost to the regular trade. The offer has very much a premium feel and prospective candidates should have the necessary skill set and experience to build on the existing excellent reputation.

Private Accommodation

The private accommodation is located on the first floor, is in good condition and is of ample size. It consists of four bedrooms (two of which are en-suite), lounge, kitchen, bathroom and seperate office.

The Take a Gander is and should be a destination dining venue. With its strong location and excellent facilities the pub has the right ingredients to offer a fantastic premium dining experience. This is a great opportunity for a chef to take the step to run their own gastro pub, or for a multiple operator who may be operating a similar offer and is looking to extend their portfolio, either way potential candidates must be able to demonstrate that they have the necessary catering experience and knowledge to maintain the current level of trade.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training£350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
