The Ship Inn is a traditional community pub situated on a spacious plot in the eastern sector of the city of Hull, close to the docks.. This popular wet led community pub is also close to the large housing estates of Sutton Fields and Bransholme and also benefits from income generated from the local businesses on a nearby industrial estate. In addition to the housing and local businesses, there are ample schools, medical centres and retail shops nearby plus good transport links into the city centre itself.
Pub Layout
The Ship has lots of character with three separate trading areas consisting of the bar, games room and snug, all with a mixture of low level and fixed seating. The bar and snug also boast their own wood stoves which adds to the atmosphere of this traditional pub. To the rear of the property there is a large enclosed beer garden split over two levels. One half features a spacious patio area that serves as a sun trap, along with a deck and a covered section with a gazebo. This area is used all year round and offers a substantive increase in the number of people that can be seated. There is a also a beautiful wooden external function room in the garden which is used for local families to have parties and is well decorated and has it’s own tables and chairs for various arrangements. The pub has its own car park but there is also ample street parking outside the premises as well.
The Ship prides itself on being the heart of the community by having something for everyone. It is known for regularly promoting televised football including BT Sports and on a weekly basis, it caters for local sports teams and offers a wide and varied range of entertainment. The mixed clientele at the Ship comes from a range of age groups and demographics as their ability to stay current and diverse in the current market sees people using the pub for lots of different occasions and and various times of the day and week.

The ideal candidates for this site would be looking for a community pub where they can embrace the local community and introduce some fresh ideas such as sky sports and events. With some investment it would be possible to introduce a food offer here and Admiral would look to support this with candidates that have the right catering skills. There is also an opportunity here to develop the current drinks offer along with an enhanced entertainment program which should ensure the locals continue to use this friendly pub. Providing you are passionate about delivering a great customer experience, have good standards and want to ensure the pub is the hub of the community then this venture represents an opportunity to either an experienced licensee or someone who is looking to enter the industry and run their own business.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
