The Red lion is a charming, detached double fronted, stone built pub situated in the large village of Coedpoeth in the town of Wrexham. Coedpoeth an ex-industrial village with ties and history to lead and coal mining in the past, resulting in an abundance of chimney pots – from miners cottages to detached houses. This is a popular village with a local school, a variety of restaurants and shops. It is just three miles from Wrexham centre along with being close to the busy A483 which links to the A55, providing links to Chester and then on to larger roads such as the M56 .
The Pub has great curb side appeal with a small grassed beer garden to the front of the property. The pub is divided into two areas all serviced by the well-stocked bar. The right is a great locals area with a pool table, darts board, jukebox and relaxed seating to enjoy the televised sporting matches. The left had side is balanced with loose tables and chairs, log burner and could easily transform into an area for diners. To rear of the pub is a fabulous enclosed beer garden, the decked area with cover is great for the winter months whilst the lower deck which has grass like effect flooring is a suntrap in the summer months. The enclosed children’s play area is an added bonus for those visiting with families.
The Red Lion is a great example of a community pub which is loyally supported all year round with televised sports, weekly quizzes, music nights, darts team and pool team. The commercial kitchen is underutilised, and the new licensee would wish to explore a small value food offer to capture the local community.

The Red Lion is a great example of a community pub , I am looking for an individual or couple who are familiar with the local area and have the desire and skill set to continue to grow this pub. A strong marketing plan is desired along side great retail standards and a friendly presence. There is great potential to develop this pub further with the right licensee(s).
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
