The Red Hart is a charming, detached periodic pub in the idyllic village of Flyford Flavell in Kington, Worcester. This beautiful village pub oozes history, as this old inn has been trading as such since the 17th century and is the hub of this community, standing prominent between two villages on the main A422 Worcester to Stratford road with the vibrant city of Worcester just 10 miles away.

The Red Hart is steeped with history and periodic features. On entry you are greeted with three distinct trading areas. The main bar is well stocked with a premium drinks range and cask ale and is complimented by the traditional décor with its beautiful wooden beams and panelled walls. There are two dining areas with eclectic loose seating, tiled flooring and the lovely log fires creating a welcoming a cosy atmosphere in the colder winter months, with a full operational commercial kitchen to the rear. The beer garden is situated to the front of the pub along side the car park which can accommodate up to 20 vehicles.
The Red Hart, is a fantastic example of a great community food pub, complimented by a fantastic range of premium spirits, cask ales, wines and great coffee from the bar. The food at present is of a high standard with fantastic promotional offers with Sunday lunch extremely popular. The beer garden lends itself to community events which could be hosted throughout the year.

This stunning pub in beautiful surroundings is a fantastic opportunity and offers a “wow” factor. I am looking for an experienced licensee/couple with vast knowledge of running food led community pubs. You will have experience in preparing and delivering a high standard of good quality home cooked traditional pub fayre. You will be skilful and familiar with all areas of social media and modern marketing techniques. These will be used to drive footfall and awareness as this is a small village surrounded by several well established food pubs/restaurants all within a two mile radius. A focus on engaging with the community is critical and creating a memorable experience every time is key to keeping your locals. Championing customer service, the right retail offer, high standards and operational excellence will be fundamental to success. A visionary business plan is required that articulates the “What” and the “How” this will be used in business meetings to measure traction and further opportunities.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
