The pub is situated in Winlaton, on the main High Street, near Blaydon-on-Tyne. Blaydon is well-connected by road, with the A1 motorway nearby, and it has a railway station providing access to Newcastle and other destinations. The Queens Head, a mid-terraced building, is surrounded by shops and other pubs, located in an area of high footfall. It has the potential to attract people from further afield thanks to its large car park at the rear. The town, while perceived as financially stretched, has a strong sense of community and togetherness. It is famous for the “Blaydon Races,” an annual road race held on June 9th.

Pub Layout

The pub has a large open plan bar and seating area, comprising of both fixed and loose seating. To the right of the bar is a large pool table and dart board area which houses the pubs sports teams throughout the week and has flat screen TV’s for live sports games. Through the seating area and to the left, you will find a rear snug area leading out to the smoking area and car park. The snug is scattered with high stools and tables, making it the perfect spot for vertical drinking.

The Queens Head is a wet-led only pub with a scope to introduce a small bar snack offer. The pub has a strong rhythm of the week, to include live entertainment, karaoke and disco on weekends, and it is home to strong pool and darts teams throughout the week. They currently offer Sky and TNT sports and gain footfall from this in the local area. With competitor pubs as close as across the road, it is vital that the licensee continues to offer entertainment and advertises pub events well, as well as being firmly integrated into the community.

The private accommodation is located on the first floor and consists of three bedrooms, kitchen, bathroom and separate toilet.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

This is an exciting opportunity to run a well established pub business. Admiral Taverns are looking to work with experienced licensee who can immerse themselves into the local community. An individual/couple with local knowledge who can put their own ideas into the business, possibly introduce a small back bar food offering, attract customers from further afield,  have a strong marketing plan and have the desire to grow the business in ensuring it stays part of a circuit, can drive footfall and immerse themselves in the main pub life to make this the “go to” pub for the local community.

 

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
