Located in a densely populated area, with plenty of chimney pots the Pineapple also has the benefit of having a number of local businesses and shops around it, so there is never a problem with footfall and passing trade.

Pub Layout

On entering the pub you are welcomed into a split vestibule, providing access to both areas of the pub. To the left is the main games bar, housing a pool table and darts board, poser tables and bar stools along the bar. The bar is centrally located in the heart of the pub and is open, servicing both rooms. To the right you will find the main bar lounge, providing a relaxed, welcoming feel, with carpeted flooring and fixed seating around the boundary of the lounge along with tables and loose seating. To the rear of the lounge are steps leading to a raised entertainment area, ideal for live music, DJs, Karaoke or Quiz masters. From the lounge there is a corridor providing access to the games room, ladies and gents toilets and exit to the beer garden which is located to the rear of the pub providing a large hard-landscaped space for a number of picnic benches and a brick built BBQ for those to enjoy in the summer months.

The Pineapple is a traditional local community pub. It has televisions located throughout the pub with the potential to introduce live sporting events. Local sports teams also reside within the pub with one pool team and two darts teams. The current licensee has a solid rhythm of the week offering a mixture of quizzes, games nights, karaoke and live entertainment every weekend. The current drinks offer has a mixture of lager, cask, cider, wines spirits and minerals.

Private Accommodation

The first floor living accommodation is in reasonably good order and is the same footprint of the pub. The first floor comprises: three double bedrooms, large kitchen, large lounge a bathroom and separate toilet.

Security deposit – £2,000

This opportunity is for you to run your pub as a self-employed manager. The landlords take care of all the running costs including rates, utilities, stock and day to day running costs whilst you take home a %age of the weekly sales, you are responsible for paying all employment costs relating to your staff and any council tax for the residential quarters.

This model allows you the freedom to grow your income through increasing sales, whilst the landlords support you and keep the bills paid

The Pineapple is a great local community pub located in the centre of town. It has a great reputation for being a safe friendly local with lots going on. We’re looking for a licensee who will take the pub over and run it in a similar ‘tried and tested’ fashion. Entertainment and games feature highly here so a background in both would be beneficial.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training£350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
