The Old Ball is an incredibly well established pub in Coventry, positioned on the vibrant and busy Walsgrave road in Ball Hill . The surrounding area has a large amount of retail and fast food outlets, in total over 100 units making this area busy all day and evening with the hustle and bustle of people. Either side of the main road are densely populated residential streets with low cost housing favoured by young and established families with double the national average of people in the 16 to 44 year age group. The Walsgrave road forms the main route out of Coventry towards Leicester.
Access for pedestrians is through the large entrance fronting the main road. Upon entering into the pub you will find a snug bar to the left with soft furnishings and wooden tables and seating for 30 people. Straight ahead there is a large function room with its own bar servery and a stage at one end. The room can easily hold up to 100 people for entertainment. It has 4 darts boards and a pool table for competition nights and league games. To the right is a large open plan, traditional sports bar with darts and a pool table, AWP machines and 3 TVs for watching live sports. The seating is a mix of fixed and loose wooden chairs and stools with plenty of room also for vertical drinking. A bar servery to one side leading to a trade kitchen to the rear. There are 2 sets of ladies and Gents toilets located to the rear of the property and a vast beer and storage cellar bellow. The pub has a car park to the rear of the pub for up to 12 cars with a side access to the pub. A further 8 rooms are on the next 2 floors with a toilet and bathroom. (currently these rooms are not certificated as lettable and would require HMO approval following building works).
The pub at present trades to the local community with day drinkers watching the horse racing, alongside early evening sports lovers and destination team players as this hub of the community pub is ideally located to meet friends and join in with the pub teams. The draught drinks offer is varied and targeted at its current customers. Sports teams for darts and pool are popular and a weekly karaoke of held on a Friday night alongside the early doors trade which is often bolstered by local trade people calling on the way home from work.

The new licensee should look to expand its function trade, whilst retaining the existing, loyal customers. There is an opportunity to add additional teams and a rhythm of the week to include a quiz at the weekends and monthly larger events in the function room. The ideal licensee will also immerse them-self within the community, encouraging local businesses and charities to hold weekly meetings on site, whilst cementing the pub to become the focal point of the town to hold functions and private events.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterix *
