Located just outside of the market town of Dumfries. near the mouth of the river Nith, The Lochside Tavern is situated in Lochside on the corner of a housing estate. This 60’s style building, surrounded by housing and the local shops, all within walking distance, the Lochside Tavern really does contribute to this area as the hub of the community. The Lochside Tavern is accessible by car via the A75 and A701 roads, among others, has regular train and bus services and benefits from the car park on site.

Pub Layout

The large building is open plan with a single bar servery in a prominent position central to the room. The mixture of fixed and loose seating and wooden/carpeted floors does help create the feeling of warmth making it feel like both bar and lounge areas are separate, alongside a small, raised area ideal for small private functions area. Site currently hosts a pool table ideal to promote home sports teams and create the perfect local community feel. Recently refurbished externally, the small fenced, outside seating area is made up of wooden benches which extend out onto the grassed area surrounding the pub. There is a small amount of parking on site to the rear of the building.

The Lochside Tavern is currently trading as a wet only, predominately evening trading establishment. This site is established as a core estate sports pub with exceptional scope for development. Site currently has the potential to introduce a small food offering to entice lunchtime cliental, alongside the small raised area this could introduce privately catered functions. The introduction of pub games such as dominoes and pool could increase trade from league teams playing during the weekday evenings.

This site would benefit from a community focussed licensee, someone who is capable of embracing the local community and is passionate about driving sales – both wet and dry. We are seeking an experienced licensee who will be able to unlock the growth opportunity for this business. The offer will continue to be wet led with a focus on the local community, with teams and local events at the forefront of the business. A clear opportunity to develop the food offer and also introduce a high-quality back bar snack offer will be required as well as seeking additional opportunities.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
