The Hearty Goodfellow is a prominent, detached pub situated on a busy main road and is surrounded by lots of residential properties. It is very much at the heart of the local community, with a wet led offer and plenty of regular customers. Stockingford is a suburb of the main market town of Nuneaton which is the largest town in the county of Warwickshire. Known for it’s fantastic transport links to nearby Coventry and Birmingham, Nuneaton has become a common settlement for commuters, as well as providing amazing shopping and retail areas for visitors and locals to the area. The village of Stockingford is around two miles out of the town centre of Nuneaton and provides a more tranquil and much less busy lifestyle for its circa 6,000 residents and also a beautiful stopover location for visiting walkers frequenting the nearby Hartshill Hayes Country Park.

Pub Layout

The entrance to the pub is located centre and front of this beautiful and traditional building and leads the way into the main trade space. Internally the Hearty Goodfellow is a large single bar operation with a traditional feel. Mainly with low level seating throughout and a pool/darts area off to the side, the Hearty Goodfellow offers ample space for both seating and playing, There is a large beer garden to the rear with a decked area, outside bar and a car park to the side for around four cars with additional outbuildings for storage.

The Hearty Goodfellow trades very much as a local community wet led pub and offers a mixture of traditional games and regular entertainment. The pub has both darts and pool teams and is the home of Coventry City FC where the travelling coaches meet at the pub before and after the matches. Currently a very active pub with lots going on, there are regular pool and darts teams, live sports available, music events and many other weekly activities. A varied bar that is ever adaptable to changing business needs, the Hearty Goodfellow really offers a great atmosphere and environment for locals to enjoy time with family and friends. Being the ‘place to go’ in the local area, the pub can support everyday drinking alongside parties and regular music events which have proved popular over the last few years and provide a steady income to the business.

The private accommodation consists of an office space on the ground floor with four bedrooms, a lounge, kitchen and bathroom upstairs.

The Hearty would suit a range of abilities and experience. The pub could suit a first-timer looking to gain some experience within the tenanted side of pubs, but also make a good short term business opportunity for an experienced licensee to take hold of. This is a community focussed venue that really is the hub of the local area. Community events, an active rhythm of the week and a varied entertainment schedule means this pub really has it all for everyone. The large garden is definitely an asset to this pub and to the local area as it is an opportune space to hold functions events or just provide a great space for families to relax in the summertime, having a safe and enclosed space for children to play.

Due to our Proper Pubs Estate having a current interest in this pub, please note that the pub in only available to be let on a short-term agreement. This in turn allows us to provide you with favourable terms to encourage a profitable short-term business. There may also be a further opportunity to apply for this pub under an Operator Agreement, should the pub transfer over to the Proper Pubs Team in the future.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training£350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.
