Located in a small village between the affluent Hertfordshire towns of Hitchin & Baldock. The pub is a stone built detached property that sits on a fairly large sized plot with good car parking spaces & a large terrace/beer garden. The property is spread over two floors. Upstairs is all domestic accommodation whilst downstairs makes up the trading areas of a small public bar, a large lounge/dining bar area, toilets & a well equipped commercial kitchen. The pub is the only facility in the village. The pub has been with the same tenant for 30yrs, who have decided it is time to retire. The pub has a very well established older clientele base who frequent the pub more through the lunchtime hours rather than in the evening.

Pub Layout

As you enter the front main entrance you have a choice of two doors. To right you would access the public bar area with small bar servery & gents toilets. The area will seat approx. 30 customers & is used predominately for drinking & showing TV Sport.

To the left, you enter into the large lounge area with a good sized bar servery with a good choice of draught beers & a back bar displaying its wine & spirits offer. Currently the lounge area is used for serving its traditional food offer & a quieter more relaxed drink. The area will accommodate approx. 60 covers. This area leads out from a side door to the well kept garden & terrace area.

Large terrace & garden are to side of the building that can be accessed from the main lounge/dining bar area. The garden is well fenced in for safety. A small children’s play area with climbing tree is also in use. No current external covered area, that will be looked at, to benefit from year round trading

The pub trades as a traditional country tavern, with a good selection of cask ales, premium beers & a traditional country food menu with offers for various age groups & days of the week. Currently its day trade is very strong with regular customers who have been coming to the pub for many many years for lunch. Opportunity to build on the current trade with more focus on late afternoons, early evenings & night time trade.

 

Private Accommodation

The private accommodation consists of 2 bedrooms, Lounge & Bathroom all in excellent condition. Commercial kitchen downstairs is also used for private cooking.

Current long term tenants are retiring after 30 yrs in situ. Ideally we are looking for a vibrant food led couple who will involve themselves with the local community & build the local village support. Previous experience would be beneficial but a new to trade couple who are willing to work hard & produce a quality offer throughout the pub could also enjoy their first venture.

 

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
