The Gate Hangs High is in Rhosnesni Lane, in the North East of Wrexham with easy transport links into the City Centre. Wrexham is well known for its football club and has plenty to offer. The pub is an imposing black and white detached property, with carpark, bowling green and small beer garden, a charming and traditional pub with interesting features. The area is established with a school directly behind the pub with a number of green spaces for the local community. The area is densely populated with a mix of ages.
Pub Layout
The pub has an entrance from the main road as well the garden area from the bowling green. On entering the pub you see at the bottom end of the room the bar servery leading to a small catering kitchen. There is a very cosy feel and you get the sense of how traditional the pub is. The pub itself is one room, split down the middle to allow for a lounge area and a separate bar area, the ladies toilets are at the bottom of the lounge area and the gents are on the bar side. The bar area has a pool table and juke box that leads out to a hidden gem of a patio that overlooks a bowling green, this is certainly a USP for the site.
This site trades wet only, however there is a small kitchen for someone who wants to drive their sales capacity. It has traded previously with traditional food, it had a great reputation for Sunday lunches and home-made chips.

The Gate Hangs High is a landmark site in its local area and would we want the licensee to capture this. Along with its core trade of darts, pool and dominoes the licensee would also organise regular community events such as quiz nights, bingo, live music, or themed evenings to bring people together, hosting family-friendly events or activities, such as game nights, movie nights, or special menus for children alongside a classic pub food menu. Maximising the beer garden and bowling green for outdoor events, such as barbecues, garden parties, or outdoor games. Get involved in local charity or community initiatives. This could include fundraising events or donation drives to support local causes. Ensure that the pub has flexible spaces that can cater to different preferences – from quiet corners for reading or working from home amenities through to livelier areas where pool, darts etc are happening. By fostering a sense of community and providing a welcoming environment, The Gate Hangs High can become a go-to place for residents, whether they’re looking for a casual drink, a quick snack, or a place to connect with neighbours and friends. There is the potential for investment for the right licensee on a long term let.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
