The Gainsborough is located in the stunning village of Milborne Port in South Somerset. Milborne Port is a large friendly village, close to the Dorset border, The village has all of the main services you would expect including a primary School, shops, doctors’ surgery, post office, library, churches, playing areas and a good range of societies and clubs. The Gainsborough stands alone on a large corner plot surrounded by houses just a short distance from the busy A30 High Street and the local Co-Op supermarket and has good on street parking available.
Pub Layout
Internally the pub has been recently decorated to a good standard throughout and benefits from exceptionally flexible trading areas by way of some clever zoning. Some areas are suited to drinking, whilst others, relaxing and other areas suited to eating, although all are flexible to suit the trading session. There is a separate breakfast/dining room which serves the well decorated and popular letting rooms as well as the lunchtime and evening diners. The bar area is a warm and cosy social area, great for locals to catch up over a pint and a game of pool and darts. The bar area leads onto the bright airy front part of the building which benefits from dual aspect windows ideal for serving up the pubs traditional pub food menu. The third zone lends itself to a comfortable relaxing drink, ideal for the letting room customers seeking a relaxing drink after a long day sight-seeing or the weekday business over-nighters catching up on some work. To the rear of the pub there is a raised decked area seating in excess of 30, this leads onto the well-kept gardens which currently has seating for at least another 30.
The Gainsborough is first and foremost a friendly traditional village pub, a meeting place for the village, a home from home. A pub that it is so comfortable, once you come in you don’t want to leave. The Gainsborough is known for it’s offers of fantastic ranges of drinks, traditional ales, continental Lagers, quality wines and premium spirts, served in a relaxed environment. There is scope to further develop and market the food side of the business as the site hosts a famous Sunday carvery and daily breakfast club, served from the breakfast room and all prepared in the well fitted commercial trade kitchen.
Admiral Taverns have recently completely a refresh of the internal trade area, the catering kitchen and the external dining area. The private quarters have also been refurbished to a very high standard. There are three beautifully decorated en–suite letting rooms, two doubles and a twin which regularly host over night guests. They range from approximately £70 – £105 per night and have special deals on breakfasts and evening meals which are often enjoyed with high ratings on trip advisor and excellent reviews.

The Letting rooms have excellent online reviews, and the pub is a fantastic example of well-loved business with a strong local following. The future is exciting and developing a well received food trade will be critical. Developing further unique selling points, such as locally sourced meats will take the pub to the next level. The fantastic outside area has huge potential for summer events, beer festivals and has potential to be used for private and organised events and family occasions.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
