The Fountain Inn is positioned on a main artery into Stroud just a quarter of a mile out of the bustling town centre on Slad Road. It is surrounded by local housing and easy to get to by car or public transport and is walkable from the town centre. Stroud itself is a historic market town and is positioned with the Cotswolds which is a national ‘Area of Outstanding Beauty’. being within 25 miles of Gloucester, Cheltenham, Cirencester and Bristol, it is extremely well linked to the big cities and only a few hours on the train into London. With regular farmers markets and an abundance of town centre shops, Stroud is definitely a great place to run a pub.
Pub Layout
The Fountain Inn sits upon a small crossroads and benefits from having a garden to the side and a smoking shelter to the front of the property. The pub is laid out as one one large, open plan trading space with a single bar servery and also benefits from a separate games area to one side with around 35 covers overall in the main bar area. There is a catering kitchen to the rear of the bar and a ground floor cellar.
This is a very warm and welcoming traditional community pub that has a good local reputation. Being the centre of the local community is what really works at this site and having the added bonus of a great rhythm of the week with live music and sports, really helps to drive this business forward. Having recently benefitted from a full external redecoration at the site, the Fountain Inn now affords additional local custom and is able to really promote itself and as the lovely community pub it really is.

The Fountain Inn would suit a strong experienced operator or couple who have a clear understanding of a pub that should sit right at the heart of the community.
An operator who can flex to the needs of the community, the new publican will ideally be offering traditional home cooked pub grub, pub games, entertainment and will serve excellent real ales to really see this site’s fortunes grow. It will also be crucial that the new operator always ensures that great service and value are at the very heart of everything that they do.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
