Girvan’s blend of scenic beauty, tourism infrastructure, and road connectivity make it a vibrant coastal resort. The town is strategically located on the A77, a major route that links it to key locations such as Stranraer (a major ferry hub for Northern Ireland) and the larger cities of Glasgow and Edinburgh. This makes Girvan easily accessible for those traveling by road. The town has a unique traffic system, particularly around Flynn’s, where a two-way traffic system narrows down into a one-way loop when traveling south through the town. The traffic heading north returns via the scenic harbour area before re-joining the two-way system at the same spot by Flynn’s, a landmark on the left as traffic enters town.
Pub Layout
Flynn’s Boatyard has truly transformed into a standout venue following its refurbishment, offering a cosy yet stylish setting for both locals and visitors. Upon entering from the main street, you’re greeted by the warm and inviting public bar. The bar area, though compact, is cleverly designed with high-level poser tables and stools, complemented by booth seating that allows patrons to enjoy views through the large windows. This space also serves as a social hub, featuring TVs for watching live sports, making it a lively spot for locals to gather. To the left of the bar, you’ll find both the ladies’ and gents’ toilets. Between the bar and the restroom area, a small set of steps leads down into the dining area, which has a relaxed and welcoming atmosphere. The dining space is thoughtfully arranged with a mix of low-level tables, chairs, sofas and booth seating, giving guests a variety of seating options. This area also has its own entrance from the side of the building, providing easy access for diners. One of the standout features of Flynn’s Boatyard is its conservatory, located just to the left of the stairs. With views over the beer garden and the river, the conservatory offers a peaceful and scenic setting for diners. It provides a lovely dining experience, particularly for those who enjoy natural light and outdoor views while they eat. The proximity of the kitchen, located next to the conservatory, ensures efficient service throughout the pub. Outside, the pub boasts a good-sized west-facing beer garden that catches the afternoon sun and overlooks the river, making it an ideal spot for a relaxing drink on warmer days. Although Flynn’s doesn’t have its own car park, the convenience of a large public parking area directly opposite the pub makes access easy for both locals and visitors. The thoughtful layout, combined with the scenic riverside setting, has made Flynn’s Boatyard a fantastic spot for both casual drinks and enjoyable meals.
Flynn’s Boatyard, with its current 60/40 split between wet and dry sales, is a thriving business that capitalizes on its lively bar atmosphere and traditional food offerings. Admiral Taverns are looking for an experienced local license who understands the area and the community, including its demographics, preferences, and seasonal trends. This knowledge will inform decisions about the pub’s offerings and marketing strategies. While not strictly necessary, kitchen experience would be beneficial for ensuring the success of Flynn’s Boatyard’s food offering. Alternatively, the licensee should have a clear vision for hiring a skilled kitchen manager who can oversee the food operations, ensuring high-quality dishes and efficient kitchen management. The licensee should be proactive, creative, and willing to capitalize on opportunities, be personable, approachable, and actively involved in community events.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterix *
