The Drovers Arms is a large detached pub located in Mold, a town in Flintshire, Wales. Located near the River Alyn and close to the A55, Mold has fantastic links with Chester, Manchester and much of North Wales. Situated just outside of the main high street, with a population of approximately 20,000 this market town with street stalls selling fresh produce on both Wednesday and Saturday has a mixed demographic with a number of schools in the area and passing tourism trade from the local holiday parks in the area. The Drovers Arms is supported by a great community providing the perfect opportunity to grow both the wet and dry side of the business.
Pub Layout
Upon entering the Drovers, you’ll step into the initial of two rooms that divide the bar/lounge area. The first room is presently designated as the dining area, exuding a warm and inviting ambiance. It accommodates both fixed and loose seating, providing space for approximately 40 covers. As you exit the dining area into a connecting lobby, you’ll find toilets for both ladies and gents. To the right of this lobby, there’s a door that leads to an exterior covered space, currently utilised as a smoking shelter. This area features bench seating and offers access to the beer garden located at the front of the property. Returning to the lobby area, you’ll discover double doors leading to the central hub of the establishment, the main bar, offering a variety of draft ales and ciders. In this area, you’ll encounter multiple dart boards and a range of seating options, including both fixed and loose configurations. On the right side of the main bar area, there’s a separate room that can be isolated from the main bar space, within this room, you’ll find a pool table and additional dart boards. Outside there is a large carpark which surrounds the pub with ample parking spaces.
The Drovers arms is a community led local, alongside attracting a seasonal customer base with many passing tourists from local holiday parks. The current licensee has strong links with the local sports teams and is host to the local darts league. The pub offers a variety of bottled and draft beers and ciders, there is no cask in the pub at the moment but there is scope to introduce this. The current licensee has a good food offering. Local sports teams are also very prominent in the pub with multiple darts teams they are involved in the local leagues.

Admiral Taverns are looking for an experienced licensee or couple who have a good knowledge of the local area, with a genuine desire to deliver an active community role. There is a huge opportunity at the Drover’s to attract custom with strong marketing and social media presence to promote functions, meetings and charity events alongside a varied food menu and drinks offers ensuring this site is the hub of the local community. This is a large spacious pub which would benefit from a strong rhythm of the week, a friendly welcome and a fantastic retail offer.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterix *
