The pub is currently closed.  We are actively seeking a passionate individual or team to take the reins and breathe new life into this pub. Alongside a strong support system, Admiral Taverns will be offering an excellent financial package to assist with re-opening this pub.

The Dicken Arms is situated in the beautiful market town of Wem in Shropshire. Wem is just nine miles from Shrewsbury and has its own railway station linking to Crewe and Shrewsbury however, some long-distance services to Manchester Piccadilly, Cardiff Central, Swansea, Carmarthen and Milford Haven also stop at the station during peak times. The pub is situated just of the main high street and is surrounded by local amenities.

Pub Layout

The internal accommodation is laid out into a U-shaped one room operation providing a bar, lounge and games area which includes a pool table and darts board. During the day it has a cosy and friendly ambience, becoming more lively in the evenings. All areas have a mixture of loose and fixed seating along with television screens, showing sky sports and in particular the racing which is welcomed by the locals. The pub has a great enclosed beer garden to the rear with space for six benches and a covered area with additional seating.

The pub is very much community focussed which is well supported with multigenerational, loyal day time drinkers. The bar is well stocked with a vast range of products including cask ale and has space for a pie oven which offers a bar snack menu. There is a darts team which provides a boost to midweek trade and music such as karaoke and live acts has been popular at the weekends. A strong rhythm of the week would be encouraged to include quiz nights and an entertainment programme.

Private Accommodation

The private accommodation is located on the first floor and consists of two bedrooms, lounge, kitchen and bathroom.

Annual Rent: £20,000

Starting rent – £175 +vat per week for 8 weeks (including fixtures & fitting rental)

Security Deposit: £3,000 (Build up to £5,000 over tenure)

Working Capital: £2,000

Fixtures and Fittings: To be confirmed upon valuation –  funding options may be available for the right licensee.

Business Rates: £Nil.  Based on the April 2023 rating list, the Zero Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The Dickin Arms is a great pub that needs a great ‘local’ licensee (s) to grow the success of this pub even further. It is close to the main shopping area and there are plenty of local workers within a short walking distance. We need licensees with enthusiasm who are going to work hard to make the Dickin Arms into a fantastic community pub. They must have great standards and be prepared to work hard and to promote pub activities eg sport / entertainment etc through various social media platforms. A strong entertainment programme is essential alongside good marketing skills and a can do attitude.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training£350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.
