The Crown is a traditional Kent style building with car park and pretty beer garden and is situated in the picturesque village of Shoreham, on the outskirts of Sevenoaks. A quaint, rural village, popular with cyclists and ramblers alike and is well visited throughout summer with regular flypasts by Spitfires and Lancaster bombers. A generally affluent area for commuters and retired people, Shoreham boasts a local vineyard and is home to the Shoreham Aircraft Museum. Sevenoaks is a busy market town with great links into the city providing the country-living feel with the Capital city employment. A fantastic shopping centre and thriving traditional high street make Sevenoaks a popular place for families and young couples to dwell.

Pub Layout

The Crown is well laid out to be able to host a large amount of customers as a one person operation if required. It is a cosy snug pub with the bar as the main central feature giving easy access to all areas. From the car park you will enter a corridor with a choice of two doors. The first door takes you to the main bar area, where you will find the dining trade space and also access to the toilets. From here, you will also gain access to the cosy and quaint tap room. The second door from the corridor will lead you into the private dining room which then in turn, leads onto the kitchen. Predominantly low level seating and dining tables throughout, the Crowns main focus is on a comfortable dining experience. Set alongside the 10 space car park, is a secluded garden with seating for up to 25. This gated area is set with pretty flowers and is a great place to eat or sit in the sun with a cold beer or glass of wine.

The Crown is well loved in the village and over the years, has developed a reputation for good food and great service, while being run as a family business. A well-balanced drinks offer and a traditional pub food menu is currently being served at the pub with the trade split being around 70% drink and 30% food. With cask ales and tasty wines available, the Crown offers something a little more enticing than just your average pub and it’s location in the village is key to being easily accessible for local custom and those passing through.

The private accommodation consists of 3 bedrooms, lounge, kitchen and bathroom.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The Crown’s current offer on food and drink is already popular, however, further development of both of these valuable income streams will enhance the business and bring a considerable amount more footfall to the pub. A premium drinks offer and an exciting new menu of wholesome pub grub will see the Crown excel to the next level and become a competitive part of the local community. There is also scope to utilise and promote the private dining room more, to encourage larger families as well as maybe altering the layout on a daily basis to incorporate more dining tables and increase the general dining capacity. A continued focus on cask and craft ales plus further improvements to the wine list will also help to make the Crown the place to be. The introduction of regular events including quizzes, games nights and vinyl nights plus speciality food nights could also help improve regular visitors to the pub as well as entice newcomers to visit and enjoy.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training£350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
