The Boycott Arms is a drive to destination food led pub, situated on the edge of the village of Claverley, an affluent village in East Shropshire. The pub is detached and set in it’s own grounds which cover a large area, there is a large car park to the front of the property with a children’s play area set to one side and there is a large plot of land to the side and rear of the property that needs development and could be utilised as additional outside covers for the pub. There is a terrace to the front of the property with benches and an area covered by a pagoda suitable for external dining and drinking.

Pub Layout

Upon entering the pub through the main doors to the front of the building  you enter the main bar area which boasts a beautiful open fire place in front of a traditional bar. Walk to the left which extends through to a dining area which has approx. 30 covers. Customer toilets are in this section too.  Follow the bar round to the right hand side leads through to a separate room which is currently used for dining/ separate function room and has approx. 40 covers this room also has its own entrance which is suitable to be used as a disable entrance, there is also a disabled toilet accessible from this room. To the rear of the bar you will find the fully equipped catering kitchen and access to the private accommodation.

The Boycott is a traditional village/country community pub as well as destination dining. The current food offer consists of traditional home cooked hearty food in the week and a carvery on a Sunday. The kitchen is large and will be able to accommodate any style of food offer.

The private accommodation is split over two floors and consists of Five bedrooms, lounge, kitchen and bathroom.

We are looking for a quality food operator, ideally with experience in running a similar style operation. Having local knowledge would be most advantageous. Being a destination food site we are looking for someone with great marketing skills to push the food side of the business but also embed themselves into the local community to drive the wet side of the business hosting events, maybe weekly/monthly entertainment utilising the huge outdoor space especially in the warmer months.

We will be completing a spend here to improve the external look of the property and develop the outside area.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
