The Belle Vue Tavern is a detached traditional pub situated in Belle Vue a heavily populated suburb of the popular medieval town of Shrewsbury. There is plenty of affluent housing around and it is within easy walking distance of the town centre, the Belle Vue Tavern is a focal point for the local community with a loyal customer base. Belle Vue is accessed by the A5191 which runs straight through to Shrewsbury town centre. There are plenty of bus routes in and out of the area with the nearest train station being Shrewsbury approximately 2 miles away. There are plenty of amenities close by with two primary schools, several small retail outlets and student accommodation for the local colleges and university.
Pub Layout
The Belle Vue has a central bar servery, with a separate darts area and snug lounge at either end. There are ladies and gent’s toilets and a small smoking solution to front of the pub. Although the pub does not benefit from a car park there is ample on road parking nearby. The Belle Vue’s décor & furnishings are very traditional, however Admiral Taverns may look to invest in this pub with the right applicant. This would include interior and exterior décor and updating of the fixtures and fittings.
The Belle Vue trades as a community wet led pub with much of trade generated via locals. The pub opens all day every day from 3pm until late and is very much the hub of the local community. There is a very good cask ale following which has the potential to be developed further by either someone willing to learn cask ales or a cask ale lover. The pub has a strong following with darts and dominoes and offers some entertainment in the form of karaoke or live singers/open mic nights. Food potential is to offer a back bar offer such as snacks, crisps and nuts. Admiral Taverns are looking for licensees who will have local knowledge which would be helpful but not essential as the pub is in a friendly popular suburb of Shrewsbury town.
Private Accommodation
The private accommodation is in good order having recently been refurbished by the current licensee and comprises of three bedrooms, separate lounge, bathroom and kitchen.

The pub is the heart of the local community and should keep this core value, ideally the right applicant (s) will know the area well. There are sports teams which will require all year around promotion as well as involvement with cask ale trails etc to promote the great cask ales available.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterix *
