The Anchor is situated in the charming south-east Essex village of Canewdon, our pub stands as the beloved gathering spot for locals and visitors alike, drawn by a substantial food offering. The village boasts picturesque countryside surroundings and traditional village amenities. One of the notable landmarks in Canewdon is St. Nicholas Church, which dates back to the 12th century, this can sometimes provide catering opportunities to the pub. Canewdon enjoys good road connections, with the A130 just a short drive away. This major road provides access to nearby towns and cities, including Southend-on-Sea and Chelmsford. Rochford Station is approximately a 15-minute drive away and provides direct trains to and from London Liverpool Street, making it easily accessible for customers.

Boasting a good size, The Anchor features two inviting bar areas, one accessed from the street at the front, and another being accessed via a rear entrance. The bar areas have beautiful back to back open fires and the pub is packed full of traditional features and wooden beams. The trade kitchen is located immediately behind the bar, giving easy access for food to be served in all areas of the pub. In addition to the two bar areas, there is also a cosy restaurant boasting both fixed and loose seating for a uninterrupted dining experience. The large and enclosed rear patio and car park can be accessed from both the centre of the pub and the restaurant. With a rear car park accommodating around 8 vehicles and ample on-street parking, accessibility is never an issue for patrons.
The Anchor is a well-established community pub with a strong food offering totalling around 40% of it’s sales. It is well known for its Cask Ales and excellent Sunday roast by both customers in the local area, and from further afield. The pub attracts a broad range of drinkers and diners depending on the time of week, and has a good, older, demographic locally who regularly use the pub on weekdays. The pub has a premium drink offering and is well known for sports and summer events held in the rear patio area.
The private accommodation is a good size over two floors and comprises two large bedrooms, lounge, kitchen and bathroom. To the second floor is an office space.

The Anchor is a community pub that has been well-loved and established by the outgoing licensee. We are looking for a well-seasoned licensee with a passion for food and robust culinary experience to uphold its esteemed reputation. They will ideally have a knowledge of Canewdon and surrounding areas. We are looking for someone with lots of enthusiasm, that will keep the community at the heart of everything they do, whilst still maintaining high standards and prioritising operational excellence. The right licensee will have a clear vision for the future of the pub.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
